How to read Lotline's estimates, and how they may be used.
Lotline is a property-intelligence tool for real estate professionals. It surfaces estimates and automated analysis to speed up your own judgment — it does not replace it. Please read the notes below before relying on anything the app produces.
1. Estimates, not advice
Lotline produces automated property analysis — valuations, comparable sales, tax projections, investment math, and remodel estimates. All of it is informational only. It is not an appraisal, and it is not legal, financial, tax, or investment advice. For a formal opinion of value, consult a licensed appraiser; for legal, tax, or financial decisions, consult a qualified professional.
2. The AVM and Property Score are algorithmic
The Automated Valuation Model (AVM), the Property Score, comps adjustments, and every derived figure are produced by algorithms working from the data available at the time of the request. Algorithms make mistakes. Figures can be stale, incomplete, or simply wrong, and estimated ranges are not guarantees. Always verify anything material against the primary source before you rely on it.
3. No guarantee of accuracy or fitness
Lotline is provided “as is,” without warranty of any kind. We do not guarantee that any figure, listing, record, or analysis is accurate, current, or complete, and we do not guarantee that the service fits any particular purpose. Nothing here should be read as a promise about a property's value, condition, marketability, or future performance.
4. Fair housing
Lotline is not a screening tool and makes no representation about neighborhoods, schools, occupants, or the people associated with any property. Users are solely responsible for complying with the Fair Housing Act and all applicable federal, state, and local fair housing and anti-discrimination laws when using this service.
5. Where the data comes from
Property, listing, tax, and records data is drawn from licensed and public sources — MLS feeds (via RESO Web API partners), public county records, and third-party data providers such as PropertyRadar, ATTOM, and RentCast. That data is used subject to each provider's own terms and licenses, and its coverage and freshness vary by source and region. Demo builds display synthetic sample data, labeled as such in-product.
6. Owner & public-records data
Where ownership or public-record details are shown, they originate from public sources. If you are a property owner and want your owner/records information removed from Lotline, see our data removal / takedown page.
7. Use at your own risk
You are responsible for how you use Lotline's output. To the fullest extent permitted by law, Lotline is not liable for any loss or decision arising from reliance on its estimates, scores, or reports. If a report is shared with a client, the person sharing it is responsible for its contents and for any advice given alongside it.
