What Lotline does, where the live data comes from, and how to connect your own sources.

In production, Lotline pulls from MLS, PropertyRadar, ATTOM, and RentCast for comps, ownership, assessor records, and rent estimates, with Google Places for address search. Each source is wired as a swappable adapter behind a single provider, so you can run one source or all of them.

Yes — Lotline runs live. The market search pulls active for-sale listings from RentCast; property pages add county assessor records, FEMA flood zones, and U.S. Census data; and photos come from Google Street View. Values and scores are automated estimates — not appraisals. The separate MLS feed is a clearly-labelled sample, and the guided walk-through uses one example home.

The valuation, tax, investment, and remodel models use transparent, industry-standard formulas — similarity-weighted comp reconciliation, amortized mortgage math, cap rate and cash-on-cash, and national renovation cost bands scaled by region. On live data they produce a defensible starting point; they are planning tools, not appraisals or contractor bids.

Yes. Lotline already runs live on RentCast plus public records; to add or swap a source — a production MLS, ATTOM ownership, PropertyRadar — set its API key and the DATA_PROVIDER variable. Every page reads through one provider seam, so there's no code rewrite. The README documents each variable.
