What free public property data Lotline can pull, state by state — and what it can't.

Lotline is transparent about where its numbers come from. Across 14 states plus federal sources, we mapped 74 real government and open-data endpoints. The honest split: assessor / parcel open data (ArcGIS REST, Socrata, CKAN, bulk CSV) and some tax-sale lists are free and automatable. The distress data investors actually want — foreclosure notices (NOD/NTS/trustee sales) and probate — is almost everywhere free but per-county / human-only or paid-only. There is no free statewide API for foreclosures or probate in any state we researched. We won't pretend otherwise, and we don't run per-county scrapers behind your back.

This box actually fetches. Enter a street address in Cook County IL (Chicago), Los Angeles County CA, Maricopa County AZ (Phoenix), or Miami-Dade County FLand Lotline queries that county's free open data live — real owner, assessed value, and parcel. No key, no scraper. Outside these counties it honestly returns nothing. (California law strips owner names from every public endpoint, so LA records show value + parcel only; Miami-Dade's 2026 assessed value is unpublished until the fall roll.)

58 independent county assessor/recorder/court/tax-collector shops — no unified anything. LA County parcel + assessed value is LIVE-wired in Lotline via the Assessor portal API (owner name legally absent statewide — Gov Code §7928.205). Free & automatable = county assessor open data (LA County + DataSF are the gold standard) plus tax-defaulted auction lists. NOD/NTS foreclosure notices and probate are free but human-only (ToS/CAPTCHA/per-county); deduped statewide distress + owner phone are paid.

The raw pieces above are genuinely public. Where Lotline can pull them free and cleanly, it does; where the only honest path is a paid feed or a per-county human search, we say so on this page rather than fabricating coverage.
